A multi-talented real estate specialist, Mr. Staley's career in real estate began at a very early age and his track record encompasses every phase of real estate including property management, marketing, training and on-site management. Since early 2004 Mr. Staley has consulted for the developers of and directed the rental, conversion and transition to association management on more than 30 apartments to condominium conversion projects consisting of 10,000 units in seven states. Mr. Staley has guided the ascension of several successful Management companies including Ed Rose and Sons and The Related Group (TRG) Management Company of Florida owned by real estate icon Jorge Perez where he served as President for six years. With substantial experience in third-party management relationships, Mr. Staley has worked with some of the leading investors such as Prudential, MIG, AEW and NML with whom he continues to maintain solid on-going relationships. Mr. Staley attended Western Michigan University majoring in Real Estate Law and Business Administration. He has served as a Director on the Southeast Florida Apartment Association Board and has designations in CAM and ARM. Mr. Staley resides in Delray Beach, Florida and is the father of seven children and five grandchildren. |

Mr. Garcia is very adept at solving the community concerns while being aware of the financial condition of each community and its special needs. Mr. Garcia has been involved in property management since 1982 and was one of the first licensed CAM managers in the State of Florida. Mr. Garcia attended the University of Florida majoring in Business Administration. He is originally from St. Louis, Missouri, but has lived in Florida since 1973. He resides in Wellington, Florida and has been married 19 years with five children. |
| Nick Lambiase • Vice President |
In March of 2003, he joined Innovative Management Services as Senior Regional Manager. In that role, Mr. Lambiase was in charge of the management operations of a portfolio of 2,500 apartment homes which included new construction, Section 42 and Project Based Section 8. Mr. Lambiase joined The Apogee Companies/Apogee New Dawn in July 2008 as Regional Property Manager for ten properties in four states that include conventional, LIHTC, condominium, and homeowner associations. In April 2011 Mr. Lambiase was promoted to Vice-President of Apogee Association Services where he is currently overseeing the operations of 7200+ Condominium and Homeowner Association units. Mr. Lambiase currently holds the designations of CPM and ARM with IREM, (CAM) Community Association Manager License in Florida, and is a licensed real estate salesperson in Florida. Mr. Lambiase graduated from Mercer County College in 1992 where he majored in Business Management. |

Garfield has received various academic recognition including special awards from Opportunity Fund Corporation (OFC) in Atlanta for Innovative & Entrepreneurship Expertise and The Vincent HoSang New Venture Competition (International). He holds a Bachelor with Honors in Management and a MBA in Finance and Banking. Garfield is experienced and proficient in Merger and Acquisitions, Budget Development, and Accounting and Financial Operations. Garfield is a committed family oriented individual and an avid sports enthusiast when not spending quality time with family or working out at the gym he enjoys a good game of chess. |
Jeff W. Staley is the Principal and CEO of Apogee New Dawn. While personally directing, participating in and monitoring the support services of Apogee New Dawn, Mr. Staley approves all project operating and capital expense budgets, marketing and training programs and is responsible for all new business development efforts.
Patrick J. Garcia, Sr. is one of the Principals and President of Apogee Association Services. He personally directs, participates in, and monitors the support services of Apogee Association Services. Mr. Garcia is also responsible for the assurance of customer satisfaction, through direct involvement with the Board of Directors of all Apogee Association Services clients. He has extensive experience in all aspects of association management including developer turnovers, condominium conversions and all association management issues, and has direct communication with vendors of each association.
Nick Lambiase is the Vice President of Operation for Apogee Association Services. His broad range of experience includes Multi-Family, Condominium Associations, Home Owners Associations and Commercial Management. His career began in 1993 as a Leasing Consultant, where his success and dedication promoted him to the position of Regional Vice-President.
Garfield Gayle, The Apogee Association Services Controller, joined the company in 2011 and is responsible for corporate accounting, and the successful operation of the Accounting Department which provides financial statements for over 55 properties. He has over 20 years Accounting, Finance and Auditing experience within the Banking, Education, Manufacturing, Health, and Property Management Industries.
